2006 Winner of Innovative Infill Land Planning, 4-5 Acres, The Monument Awards by the Maryland-National Capital Industry Association and the Northern Virginia Building Industry Association

Description: The five-acre site is located within the Annapolis Historic District and, at the project's start, was occupied by the operating Anne Arundel County Medical Center. The Center was comprised of a seven-story hospital building with a five-story garage and multiple support structures. The new program includes a medium-density residential development, extensive streetscape, and a new waterfront park.

This project has been officially recognized as a successful example of the State Initiative for Smart Growth. The proposed redevelopment decreases the existing impervious surface significantly. Run-off is managed by a system of "best management practice" facilities, including rain gardens, bio-retention, and infiltration areas.
