Location: Washington, D.C.

Description: This “U” shaped twelve-story office building is to be built in three phases. The first phase has been built and incorporates much of the shared courtyard that is to be the access point for each of the three building entrances. The courtyard design consists of strong architectural site elements, a grid of columnar trees, linear block granite benches, and patterned planting beds that work to define the space on the ground as well as create visual interest when viewed from upper level offices.

The second and third phases of the building and site are seeking a LEED Silver Certification. The LEED points corresponding to the site design relate to using water efficient irrigation methods and setting up an underground water storage tank to source the irrigation system. The tank will be supplied with water collected from surface drains and the condensate from the air conditioner system.
